Whats going on with the Home Inventory In California


Real estate's new problem: Not enough homes

NEW YORK (CNNMoney.com) -- Can it be possible? Despite the housing bust and high foreclosure rates, in some areas real estate agents are complaining that they don't have enough homes to sell.
There is currently an eight-month supply of homes on the market -- meaning that, at the current sales pace, it would take eight months to run through the backlog.
That's still a lot compared to the six-month supply that is expected in a normal market, but it is much better than it was. In March, there were nearly 2% fewer homes on the market than there were a year ago, and 21.7% fewer than the record of 4.6 million in July 2008.
In some areas, supplies are even bidding-war tight. In Denver, for example, supply has fallen to 5.7 months from 6.2. In Phoenix it has declined to 4.5 from 5.2; and in San Francisco inventory has halved, to 3.2 months from 6.5 last March.
In California, almost all cities have a short supply of single-family homes. That's especially true in the lower-priced categories, according to Leslie Appleton-Young, chief economist for the California Association of Realtors.
The supply of homes that sell for less than $300,000 is at 3.2 months statewide, down from an already low 3.3 month supply 12 months ago.
Inventory of moderately priced homes, those between $300,000 and 500,000, fell to 4.2 months in March, down from 4.5 months in March 2009.
There are plenty of more expensive homes in California, but this inventory is going quick: inventory for million-dollar-plus homes has dropped from 21.6 months to 10.9 months.
Further north, all over the Pacific Northwest, the supply of moderate and lower priced homes is also tight, according to Lennox Scott, CEO of John L. Scott Real Estate. And not even the end of the homebuyer tax credit is expected to ease demand.
"In lower price ranges, prices will stay fairly stable because we're undersupplied," said Scott.
In the higher price ranges, sales are slower than they would be because of continued problems in obtaining financing. Right now, most jumbo-mortgage lenders require down payments of 30% to 35%, but as that eases, sales of higher end homes should rise and supplies fall.
Prices go up, supply goes up
Ordinarily, rising prices are an indication of shrinking inventory. But these are far from ordinary times. Never have there been so many properties that could be for sale -- but aren't.
This so-called "shadow inventory" comes from two main sources: properties lenders have not yet repossessed or have not yet put back on the market; and homeowners who want to sell but who have refrained because of low prices.
Lenders are also holding back on foreclosing at all, either because they're having trouble handling the volume of repossessions or because they want to sell off some of the inventory they already have.
"Notices of default are filed, but they're not taking the properties back," said Appleton-Young.
Zillow surveys indicate there's a big pool of homeowners who have wanted to sell their homes during the past three years but market conditions either prevented sales or kept them from trying. The company estimates that 8% of homeowners are very likely to try to sell their homes in the next twelve months if they see signs of improvement in their local markets.
"These sidelined sellers closely watch the market for signs of a possible turnaround and rush in if there's a hint of good news," said Stan Humphries, chief economist at Zillow.com.
And so, as prices increase, inventory could also increase. While that's not good news for sellers, it is good news for buyers. They can take their time when shopping for a home without having to worry about getting priced out.

So You Have Keys to You New Home

A few items you might want to do now that you are the proud owner of a  home.

1. Call a locksmith and have your outside doors re-keyed. Who knows who has a spare key.
2. You need to get the utilities turned on. I would start this before move in day.
3. Replace batteries in smoke detectors.
4. Bring a box with light bulbs,batteries 9v for smoke detectors,trash bags, TOILET PAPER, seams everyone
    wants to use the bathroom on the first day. Also a plunger, because Murphy's Law says"since everyone
    is using the restroom I might as go ahead and overflow and get clogged".
5. Bring cleaning supplies: paper towels,soap, bathroom cleaner, broom and dust pan.
6. Band aides, this is to stop the blood from getting on the new carpet from your kid finding the only piece of
    glass in an empty house.
7. Bring cell phone and charger, basic tools: hammer, screwdrivers both kinds,ladder and pliers
8. Change codes on automatic garage opener
9. Check sprinkler timer: So when the movers come with the new furniture that they have unloaded on
    the front lawn, they don't get a shower. Has happened, don't laugh.

Illegal Immigration Costs California Over Ten Billion Annually

State's "cheap labor" costs average household $1,183 a year

In hosting America's largest population of illegal immigrants, California bears a huge cost to provide basic human services for this fast growing, low-income segment of its population. A new study from the Federation for American Immigration Reform (FAIR) examines the costs of education, health care and incarceration of illegal aliens, and concludes that the costs to Californians is $10.5 billion per year.
Among the key finding of the report are that the state's already struggling K-12 education system spends approximately $7.7 billion a year to school the children of illegal aliens who now constitute 15 percent of the student body. Another $1.4 billion of the taxpayers' money goes toward providing health care to illegal aliens and their families, the same amount that is spent incarcerating illegal aliens criminals.
"California's addiction to 'cheap' illegal alien labor is bankrupting the state and posing enormous burdens on the state's shrinking middle class tax base," stated Dan Stein, President of FAIR. "Most Californians, who have seen their taxes increase while public services deteriorate, already know the impact that mass illegal immigration is having on their communities, but even they may be shocked when they learn just how much of a drain illegal immigration has become."
The Costs of Illegal Immigration to Californians focuses on three specific program areas because those were the costs examined by researchers from the Urban Institute in 1994. Looking at the costs of education, health care and incarceration for illegal aliens in 1994, the Urban Institute estimated that California was subsidizing illegal immigrants to the tune of about $1.1 billion. The enormous rise in the costs of illegal immigrants over the intervening ten years is due to the rapid growth in illegal residents. It is reasonable to expect those costs to continue to soar if action is not taken to turn the tide.
"Nineteen ninety-four was the same year that California voters rebelled and overwhelmingly passed Proposition 187, which sought to limit liability for mass illegal immigration. Since then, state and local governments have blatantly ignored the wishes of the voters and continued to shell out publicly financed benefits on illegal aliens," said Stein. "Predictably, the costs of illegal immigration have grown geometrically, while the state has spiraled into a fiscal crisis that has brought it near bankruptcy.
"Nothing could more starkly illustrate the very high costs of ‘cheap labor' than California's current situation," continued Stein. "A small number of powerful interests in the state reap the benefits, while the average native-born family in California gets handed a nearly $1,200 a year bill."
The Federation for American Immigration Reform is a nonprofit, public-interest, membership organization advocating immigration policy reforms that would tighten border security and prevent illegal immigration, while reducing legal immigration levels from about 1.1 million persons per year to 300,000 per year.

Its just one of those days.

My morning started out just like every morning, the alarm goes off at 5:45 am I get up hit the snooze and lay back down till 5:55 am. Now its off to pee then put on my gym clothes to walk with one of our friends for 3 miles, so far same bat chanel same bat time. This California morning no breeze no clouds very mild. I get home take a shower and start my day. Check Facebook just in case one of my 248 friends maybe wrote something that I can post something to. Really I am obssed with Facebook I probably check it in my sleep. I got online to check about signing up for the Mini Marathon in Carpenteria in September. Yes I am crazy, yes I am some what overweight and yes I have never done a Mini Marathon. But I want to do something like this before I am 50 which is fastly approaching. Did you know they have catagories for people for these things? I figured they would do catagories like male , female, age, have you done a marathon before. Well they do but the catagory for people weighing 200+ we are called Clydesdales. Yes that would be the biggest horse alive. I quess they could of called it the swine or heffer catagory. I should be happy with the horse catagory, does that mean I get to wear those hairy things on my ankles like the indian from the Village People? Lets hope not I hear they smell bad once in water.( since part of the marathon is swimming in the ocean) Went to work only to have in my mail box the peice of paper that has  my goals for the year written down on. My boss is going over everyones goals. What was I thinking in Jan. I am going to sell 20 houses with the average one being $185,000 did I forget where I live and what our market is like? My boss wants to meet with me to see how I am going to do this. Lets just say I am 6 homes behind goal. I am really not liking Real Estate right now. How Ironic my daughter called me for job advice. Marry someone very wealthy. No I did not tell her that. Did i forget to say that it was pouring rain today? What happen to mild and no clouds. Really this blog today is going nowhere and this clydesdale needs to go to bed so at 5:45 I can do it all again. Peace out

Get Motivated!

If you get the chance to go to the Get Motivated Business Seminar GO! Yesterday I went to the one held at the Honda Center in Anaheim,Cailf. The speakers were Rudy Giuliani, Zig Ziglar, Gen. Colin Powell ,Rick Belluzzo, Doctor Condoleezza Rice, Tamara Lowe, Michael Phelps and Rob Lowe.
The  only bad things I can say about this seminar is the sound system for this venue might be great for sports events but it stunk for having people speak. And the concessions are you kidding $8.50 for a bean and cheese burrito 4.00 for water but back to the speakers. They where phenomenal. Rudy Giulani talked about being at Sept. 11 but then went into relaying so heavely on Internet. Be weary of the information coming from the internet not all of this is good. He talked about perserving your uniqueness. There is only one you, no one else like you, use those strengths in business. He also stated prepare yourself  1. READ BOOKS, challenge yourself keep your mind active. 2. LISTEN: Listen to what people have to say 3. Debate: Dont argue but have a debate you will learn something from the other person, 4. WRITE:  5. THINK.
Doctor Condoleezza Rice what an amazing WOMEN. She should be our President. Mrs. Clinton and Sarah Palin take notes lots of notes this woman so outshines you. She would never say that but she does. She honors her parents in a way that is genuine and its not just empty words. She is all about Education, Country this woman is Red White And Blue all the way.."We have one of the best countries, with some of the best people we have our problems but it will start with you to fix them" She also said very emphatically We Will Defend This Country" All I can say is she is Brilliant. You could hear a pin drop when she was talking.
I will have more about some of the other speakers another time, dont want to totally bore you, but if you get a chance go to one of these Seminars and if you have the chance to hear Doctor Condoleezza Rice Go Run Do Not Pass Go. She is a  Phenomenal WOMAN.

Your Family Disaster Plan

With the Earthquake in Haiti still fresh in our minds we should remember where we live. California earthquake country. Are you PREPARED? Where will you be when disaster strikes?
At Work...At School...At Home....
Families can and do cope with disaster by preparing in advance and working together as a team. Knowing what to do is your best protection and your responsibility. Do you have emergency supplies? Have you created a disaster plan? If you have  to go to a emergency shelter have you a plan for your four legged family members?
Emercency Supplies:
1. Three day supply of water (1 gallon per person a day) and food that wont spoil.
2. First Aid Kit
3.Special Items for infants and the elderly
4. Flashlite / batteries
5.Cash
These are just a few items. Think if you had to leave your home because it was destroyed or you could not live in it. What items would you need? Water, food, clothing, medications, glasses.

In the next day or two I am going to do a video blog and show you our emergency kits for the home and car.
Stuff happens. So remember the Boy Scout Motto BE PREPARED

Really do we care???

When I was in Jr high and High school  I could not get enough of television shows and movies. I loved everything about them the actors and actresses, Hollywood, the glitz the glamor the award shows, the talk shows. Merv Griffin, Dinah Shore, Johnny Carson, the Late Show the late, late show. I was a Hollywood show biz junkie. I knew more about the people and places of make believe  than I did about the real world, geography, history, math.I could recite the T.V guide I knew what shows came on at what times who was in the shows, and tell you about their personal lives thank you National Enquire, The Globe and T.V. talk shows. Could I tell you where all the states and capitals were on a map? Not even close, mabey I should have been a Hollywood reporter. But that was a time when stars were stars and had class and if they didnt we didnt hear about it.Can you imagine if John Kennedy was president now? We would know everything about his ways with other woman. There would be pictures and videos and trips to rehab. Would he be thougth of the same way?
Personally I feel TV has turned into a giant poop hole. Do we really care about all the stuff that is happining to the so call stars of today? Come on.. Snooki from Jersey Shore, Heidi Montag, Spencer Pratt, Levi Johnston, John Edwards, Tiger Woods, Conan and Jay. Watching the news its not news, and the people giving the news really? Do they go to school to learn how to ask some of the dumbest questions? News reporter standing in front of burned home asking home owner how do you feel right now? Never better I just lost all my belongings and my dog that I had for 12 years...How the hell do you think I feel? But back to the other people Do we really care that Heidi Montag a pretty 23 year old girl decides to have not 1 but 10 plastic surgeries? Honey what were you thinking you face looks like it's plastic and your chest,well if you want to be a street walker it works. You cant act you are not going to come up with a cure for cancer Why are you on every channel with the bum Spencer Pratt.. I dont get it. Levi Johnson you got a young girl pregnant possed for playgirl and every talk show and news wants to talk about you..What??? Tiger Woods and John Edwards ok one is a great golfer and the other a Politician but wait both are male whores that had a wife and kids and money and fame. And now we have to hear about them  and what they have done over and over. Do we really care??? I dont..Go away do something good for your community, your family, the world then lets hear about you. I dont want to hear about how many women you did how many kids out of wedlock you have. Tho Tiger hearing that your wife took a 9 iron to your head is preety funny..
What a sad commentary on our lives. Our country is in a depression. People are losing their homes, jobs, families and we care more about these idiots than whats going on in our back yards. Haiti has a 7.0 earthquake with upwords of 200,000 people dead and the shows are asking who is the worst of the two Tiger for cheating with 12 or more women or John Edwards who cheated on his wife who has cancer or That Jay Leno is knocking Conan OBrian out of the tonight show...Really do we care???
Well enough ranting from me I need to check to see if the stars got lots of money pledges for Haiti for the Haiti telethon.. Hey George Cloney are you going to have a star telethon for America???

AVATAR

I might be the only person who has waited this long to see this movie.My wife and I went this afternoon since its cold and rainy here in California. James Cameron deserves every award and cudos that he gets for this movie. The best movie I have seen in 3D. The only bad thing I can say about this movie is the bad guys. This movie visually was fantastic. When they say its like you are there that is exactlly how I felt. Avatar does what a movie is suppose to do take you someplace that you feel connected visually, mentally,physically. Usally I am like a little kid wiggling after the first few minutes.This movie had me in a trance. Mr. Cameron you had me a few years back believing that I was there when the Titanic set sail and sank and now you have me running in the  trees of Pandora and sitting on the back of one  those huge bird like creatures flying thru the air in the spactuclar forrest. If you have not seen this movie dont wait for it to come out on DVD get out there and have the theatrical experience. Mr. Cameron  I think you might have a Oscar knocking on your door.

James Cameron with all that money you are making from Avatar you could afford to get a decent hair cut or just get your hair cut. Mariah Carey come on you are a beautiful lady show some class and not your Tah TAhs we have all seen them put those puppies away all ready. Did I already mention Ricky Gervais really?? The producers for the show you might have thought of tenting the red carpet since its raining in California and all that hair and make up and expensive clothing doesnt hold up in the rain.

Sag Award Movies

Being that I am a SAG actor and belong to SAG. SAG Awards has sent me 4 movies, they are : Julie & Julia, Preciuos, Inglourious Bastards and Up in the Air and tickets to Nine.
 I need to watch these so I can vote and send into The SAG Awards before next week. I will let yopu know how I like the movies.

Where have I been?

Wow I cannot believe it has been this long since I last blogged. I wish I could say I was on vacation or spending my millions I won from the lotto. In reality I have been lazy and not blogging. With the tide of Christmas and all that goes with that season and working with my buyers trying to get them into homes and being lazy the time has flown by. I cannot believe we are already in the middle of January 2010.

Things that have happened this month:
 I can go 3.2 miles at 5.0 on the tredmill.
 Our daughter went to Gerogia to work on disaster relief from flooding last year.
Tiger Woods made news by being a Cheeta
Top Movies: Blindside, Precious, Avitar
My 19 year old son got a job with the school district (and is currently making more money than me)
I switched offices: Century 21 Yarrow to Century 21 Doug Anderson
Banks still making it hard for buyers to get into homes
The kids got us a new kitten. Her name is Pumkin should be Scaredy Cat.
Haiti was hit by a 7.0 Earthquake( 50,000-100,000 people feared dead.)
Just a random thought why does it take a major disaster to make the world come together.
United States giving $100 million in aide to Haiti
China $1 million hmmm arnt they one of the riches countries right now?
